The building regulations calculator performs thermal performance and energy compliance checks — U-value calculation, SAP/EPC rating estimation, airtightness assessment, and condensation risk analysis. These are the metrics that determine whether a building meets minimum energy performance standards under UK Building Regulations Part L (Conservation of Fuel and Power) and produce the Energy Performance Certificate (EPC) required for all residential properties sold or let. The U-value (thermal transmittance) is the fundamental measure of how much heat passes through a building element per square metre per degree of temperature difference — lower is better, and modern regulations set strict limits for walls, roofs, floors, windows, and doors.

Airtightness — measured as the air permeability at 50 Pascals pressure (q₅₀ in m³/h·m²) during a pressurisation test — has become the second most important thermal performance metric after U-value. UK Building Regulations Part L 2021 require new dwellings to achieve ≤8 m³/h·m² at 50Pa, with ≤5 m³/h·m² being the target for best-practice construction. Condensation risk analysis uses dew point calculations to assess whether moisture will condense within a wall or ceiling construction — a failure mode that leads to mould growth, structural damage, and health problems.

  1. The mode is selected automatically: U-value (material layers), SAP/EPC (energy use), airtightness (q₅₀), or condensation risk (dew point).
  2. For U-value: enter the material layer thickness (m) and thermal conductivity (W/mK — from BS EN ISO 10456 or manufacturer datasheets). Add cavity resistance or additional insulation layers as an extra R-value.
  3. For SAP/EPC: enter annual energy use in kWh/m²/yr (from a full SAP calculation or energy bills), floor area, and renewable energy contribution.
  4. For airtightness: enter the air leakage rate measured during a blower door test (m³/hr at 50Pa) and the total treated floor area.
  5. For condensation risk: enter room temperature, relative humidity, and the surface temperature of the cold element being assessed.

Thermal performance formulas

U-value: U = 1 / R_total where R_total = Rsi + Σ(d/λ) + R_extra + Rse. Surface resistances: Rsi = 0.13 m²K/W (internal); Rse = 0.04 m²K/W (external).

Layer resistance: R = d / λ where d = thickness (m), λ = thermal conductivity (W/mK).

Airtightness: q₅₀ = Air leakage (m³/hr) / Floor area (m²). Part L 2021 limit: ≤8 m³/h·m²; good practice target: ≤5.

Dew point (Magnus formula): Td = 243.04 × [ln(RH/100) + 17.625T/(243.04+T)] / [17.625 − ln(RH/100) − 17.625T/(243.04+T)]

Example U-value: 100mm mineral wool (λ=0.035) + 100mm brick outer leaf (λ=0.56) + 25mm unventilated cavity (R=0.18). R_total = 0.13 + 0.1/0.035 + 0.18 + 0.1/0.56 + 0.04 = 0.13 + 2.857 + 0.18 + 0.179 + 0.04 = 3.386. U = 1/3.386 = 0.295 W/m²K — marginally compliant with Part L 2022 (≤0.26 for new build, ≤0.30 for extensions).

Part L 2022 compliance limits

UK Building Regulations Part L 2022 U-value limits (new dwellings): external walls ≤0.26 W/m²K; party walls ≤0.0 (no limit as unheated on both sides); roofs ≤0.16 W/m²K; ground floors ≤0.18 W/m²K; windows and doors ≤1.4 W/m²K (whole unit). For extensions: walls ≤0.18 (or 0.28 for existing), roofs ≤0.15 (or 0.18 for existing), floors ≤0.15 (or 0.22 for existing). EPC bands: A = SAP ≥92; B = 81–91; C = 69–80; D = 55–68; E = 39–54; F = 21–38; G = 1–20. Minimum EPC for rental properties in England: currently Band E (as of 2024); Band C proposed from 2028 for new tenancies. Passivhaus standard: U-values ≤0.15 W/m²K for all opaque elements; ≤0.80 W/m²K for windows; airtightness ≤0.6 ACH₅₀ (≈1.0 m³/h·m² q₅₀).

Building Regulations Part L (Conservation of Fuel and Power) is mandatory for all new dwellings and most extensions and alterations in England and Wales. Compliance must be demonstrated via the Standard Assessment Procedure (SAP 10.2) and is typically submitted as part of the Building Regulations application to your Local Authority Building Control (LABC) or Approved Inspector. Energy Performance Certificates (EPCs) must be produced by an accredited domestic energy assessor (DEA) using approved software — this calculator provides indicative estimates only and cannot be used for regulatory submissions. Airtightness pressure testing must be carried out by an accredited ATTMA (Air Tightness Testing and Measurement Association) member for Part L compliance evidence. All thermal values must use certified product data sheets, not generic assumptions.
